Meet with the carpenters just now- on the rental home that was turned in yesterday. Not to much work needed, some ceilings need painted due to some leak we had fixed a few weeks before. Good news- rain for the last two days and seems we got the leaks fixed. Yeah!
So we are standing in the kitchen, chatting away, talking about new wooden vinyl for the bathroom and kitchen to match the real hard wood (old time hard wood… love this house) when a knock came at the door. In walks two people I knew from a few weeks ago.
They had put an application on another house we had empty a few weeks ago, and passed. But they was three back- yes, we do first come, pass, gets the house. When I had told them of this house coming up they said they had to move before then. I was sorry as they are really nice people.
They tell us they had not moved yet, that she wanted to stay and wait for this house. I showed them around, knowing it was smaller then the other house, not as up dated as the other house had been remodeled, new bathroom and all. Of course it rented for $575.00 a month while this 3 bedroom, one small bath with extra stand up shower in the utility room, kitchen, and living room with a carport was renting for $400.00.
We talked, all of us going back thru the house as the carpenters said “Oh- she wants the ceiling painted- all of them as they don’t match. And she likes things to match.” “And we are replacing this old worn out vinyl- she will not stand for it any longer. Any longer!” My words to him just a few minutes before. I just laughed and said I was going home- they can rent the place for me.
So before I even got the carpenters set on what needed done on the house- I have it rented. He is coming next Friday to pay the rent and ½ the damage deposit. Really glad they waited for the house- older couple that likes to talk, smile always on their face, kidding around with each other. I asked the lady if she liked the house and she said they had looked around some places, found two or three, but she just wanted one of our houses. Ahhh… that is nice. Of course the last rental of the home lived there for over 9 years, and I had the normal repairs, no large amount spent.
Carpenters are to be here on Monday, I have a few nick-pick things to do on other rentals then we hit that house till we are done. They said in a few days, I say about a week. Need to make a trip to Lowes, by some paint, some brushes and rollers, order the vinyl, get the gas turned back on, make sure the electric is going to stay on in the rental company name as it should, and the water turned back on. Got to make a list, sit down and write it all out so the carpenters will not forget anything, sure they will add on as we go, find some little things. But all and all- the house is not in too bad of a shape. I would say, with the new flooring, about $2,000.00 to do it.
Hope these people stay as long as the last man did. And happy they came back. :)
